CEC has been assisting Exeter City Council to appropriately asses a planning application for a new IKEA store in Exeter, specifically with regards to its likely landscape and visual impacts.
The first stage of CEC’s involvement was to undertake an outline LVIA. This piece of work assessed the sites overall suitability for a development of this nature, and identified the likely landscape and visual impacts that could arise.
This outline LVIA fed into a scoping review document, which advised the planning authority on the scope and content of the LVIA that the developers should produce. It also included professional judgement on the effectiveness and nature of mitigation that should be incorporated into the design.
Finally, CEC are reviewing the developer LVIA to ensure information requested through scoping has been provided, landscape and visual impacts have been properly assessed, and appropriate mitigation has been incorporated to the design and proposal.
Working in partnership with local authorities, CEC can ensure that unacceptable impacts on landscape are avoided and authorities can come to the right decision on the acceptability of important developments such as this.
