A Phase 1 Habitat Survey or Preliminary Ecological Appraisal is usually the first step in assessing the ecological value of a site. It comprises of an initial walkover of the development site, mapping habitats and identifying whether there is potential for protected species to occur.
Depending on initial findings, further detailed ecology surveys may then be required and it is important to note that planners need to see the results of such ecology surveys and subsequent detailed mitigation schemes before they can grant planning permission.
